Ascot Road

Ascot Road forms around 5.5ha within the Western gateway employment area in the south-west of Watford, with the site strategically positioned alongside a forthcoming Croxley Rail Link (CRL) station. The area is part of a mixed development site which also encompasses a new Morrisons supermarket and a primary school. CRL connectivity transforms this site from one limited to industrial or warehousing use, to a site suitable for high – quality office space. With a capital investment in excess of £100m and being located directly next to a London tube station and at the gateway to the Watford and Croxley Business Parks this offers excellent potential for a major HQ office building.

The redevelopment of these two sites is estimated to deliver around 67,910sqm of office space, and 17,650sqm of industrial and warehouse space, which would support an additional 3,410 workers in the two business parks. In particular, the redevelopments are expected to improve the attractiveness and viability of the two business parks for corporate occupiers who value a location that offers a high quality, sustainable and an accessible environment.
